Introduction


This site provides information for Owners of Units or Flats.

Councils, Agents, contractors are increasingly looking for more funding from Owner's Corporations.
It is up to owners to ensure that this money is spent wisely and well for maximum long term benefits.

The aim for this site is to provide information for owners, and Owner's Corporation committees on how to obtain best value from their budget and to ensure benefits are distributed equally and fairly for the common good. The service industry and regulations surrounding Owners Corporations is increasing. This site aims to ensure that the direction of this growing industry is in the best interests of owners. This association aims to be a part of the  checks and balances required in our society.


The Owner's Corporation Association (OCA) aims to share practical tips and experience in working with:
- Owner's Corporation Agents, (fees, open tendering, responsiveness, timely payments etc... )
- Conflict resolution.
- Government regulations
- Government certifications
- "Red Tape"
- Caretaking options, from DIY to full 'blue ribbon'.
- Contractors.
- questions of what is an OC's responsibility and what is not ? eg. windows frames ?
- Structural changes an owner can and cannot undertake.
- VCAT how and when to use.
- Ombusdman how and when to use.
- Landlord insurance issues, tenancy issues.
- ....others as suggested ...

Note: All owners of flats and Units are automatically part of the Owner's Corporation (formerly the Body Corporate). However participation can range from simply paying regular fees to active interest.
